Mortgage Loan Originator License Endorsement

A Mortgage Loan Originator (MLO) License Endorsement has been issued for this license, based on the stated license type as defined below. The record includes a National Mortgage License System and Registry (NMLS) identification number (unique identifier) and a link to the NMLS Consumer Access web site, which is an on-line national registration and licensing database for individuals and companies who have been issued either a MLO License Endorsement or MLO license, depending on the issuing state. A MLO License Endorsement can only be issued for a valid California real estate license.

Information provided on NMLS Consumer Access can be updated or amended by a licensed individual, mortgage companies, or by state regulators in other jurisdictions when such changes are permitted. However, such changes are not valid in California for DRE licensees until they have been approved by DRE and listed as part of the license record.

A MLO is an individual who takes residential mortgage loan applications, or offers or negotiates terms of a residential loan, and is compensated for arranging the loan. A licensed corporation may perform MLO activities if it has been issued a MLO License Endorsement.

A residential loan is defined as a loan secured by real property with a dwelling consisting of 1-4 residential units. Individuals and corporations who are licensed by DRE must have an approved MLO License Endorsement on or after January 1, 2011, in order to perform MLO activities in California.

Broker MLO License Endorsement-
Company MLO License Endorsement
Brokers working as sole proprietors must have an approved MLO License Endorsement both as an individual and as a company in order to perform residential mortgage loan origination activities. Separate NMLS identification numbers will be assigned for the individual broker and for the company.

Brokers performing MLO activities as a broker-associate must have an approved MLO License Endorsement as an individual and be sponsored by, and authorized to represent, an approved MLO broker or corporation as reflected on NMLS Consumer Access.

Corporation MLO License Endorsement A licensed corporation which performs MLO activities must have an approved MLO License Endorsement. Corporations must be licensed through a designated broker/officer who has also been issued an approved MLO License Endorsement for his or her real estate corporation broker/officer license. The designated broker-officer must be sponsored by, and authorized to represent, the corporation as reflected in NMLS Consumer Access.

Additional licensed real estate corporation officers who perform MLO activities on behalf of the corporation must also be issued an approved MLO License Endorsement for their real estate corporation broker/officer license, and must be sponsored by and authorized to represent the corporation as reflected in NMLS Consumer Access.

Salespersons who perform MLO activities must have an approved MLO License Endorsement and be sponsored by, and authorized to represent, an approved MLO broker or corporation as indicated on both DRE and NMLS Consumer Access.
